The redevelopment site consists of a 105,000 square-foot office building and surrounding 9.7 acres of unused space, planned to be developed into a mixed-use subdivided facility.

Grubb Properties’ plans include replacing much of the existing parking lot with a Link-branded apartment building, occupying 6.1 acres and featuring 277 one- and two-bedroom units; 16,000 square-feet of retail and active space; a parking deck structure; and the first section of a multi-use trail that could eventually extend south to The Battery, the mixed-use development built around the Atlanta Braves’ Truist Park. The plan, rezoned by the city of Smyrna in May 2021, aims to create amenity-rich connections within the surrounding community, according to a press release.

“Grubb Properties is committed to transforming underutilized spaces into areas that can serve the communities in which they exist,” Chris DeBerry, senior development associate at Grubb Properties, said in the release. “Our goal is to not only develop an active neighborhood with increased retail activity, but to also provide the community the essential housing and transportation opportunities that will positively impact residents’ daily lives.”

Grubb’s planned apartment units, located in a new five-story building, will feature essential housing under Grubb’s Link Apartments℠ brand.

The property will feature a fitness area and yoga room, clubhouse room, cycle center to house over 150 bikes and a bike wash stations, two outdoor courtyards, a swimming pool with poolside seating, a dog wash room, outdoor grilling station, and a coworking space.

2400 Lake Park Drive currently consists of a 105,000-square-foot Class-B office building and surrounding parking space. Grubb Properties will enhance transportation in the area with the proposed walking and biking trail, intended to eventually expand to connect to Truist Park.
