Collier Road Adaptive Reuse Project Ready to Move Forward with Site Work

The project is slated to renovate an existing warehouse into loft-offices and construct a new residential building

Stream Realty Partners are ready to move forward with site work for their northwest Atlanta adaptive reuse and multifamily housing project at 1385 Collier Road. According to a building permit application filed with the City of Atlanta on September 16th, the developers are ready to prepare the site for construction with “site drainage improvements, parking lot expansion/reconfiguration, and installation of a bio retention and detention system.” According to the application, the site work is expected to cost $1,301,678.80.

According to a rezoning application filed on July 30th, 2021, and marketing information for the project, developers Stream Realty Partners plan to adapt the one of the existing warehouse buildings into a Class-B “loft-office” building with a footprint of roughly 98,000 square feet split over two levels. Rents are estimated to be $32.00 per square foot, per year.

In addition, Stream Realty plan to construct a new 200-unit multifamily building and parking deck in the current parking lot. The apartments would include studios, one- and two- bedroom units, costing $1,600-$2,200 per month in rent and ranging between 575 to 950 square feet.

The project is still awaiting confirmation of its rezoning at its Zoning Review Board Hearing on October 7th, 2021. The property is proposed to be rezoned from Industrial to Industrial Mixed-Use. An interior demolition permit for the preparation of the interior of the building for renovations filed on August 11th has already been issued.
