City of Alpharetta Approves Massive $160 Million “Lifestyle-Meets-Health” Campus

The tech-centric project was approved with conditions by Alpharetta City Council on Monday

After nearly a year of consideration, the City of Alpharetta City Council approved ALUX Properties project titled The Bailey – a “lifestyle-meets-health” campus – on Monday, September 20th. The planned $160 million development will feature a medical office complex with class-A office space, a roughly 100-room luxury boutique hotel, a large conference and retail space which hopes to attract high-end dining and shopping. Early plans for the project described the construction to total more than 150,000 square feet of development.

After hearing of City Council’s approval, ALUX CEO Brandon Wheeless, said “I’m grateful for the support of City Council and the community of Alpharetta as we bring this development to life. With innovation and technology as the cornerstone of The Bailey, we anticipate the complex will set a new standard for lifestyle and health projects to come.”

A site plan provided by ALUX to the City of Alpharetta in June depicts a wedge shaped campus with a 13-story, 123,400 square foot hotel, a 340,828 square foot structured parking lot, a 9-story, 156,400 square foot wellness center, and two low-rise commercial buildings totaling 77,700 square feet. The complex is lined by greenspace and features several plazas and a rooftop running track. Earlier plans for for-sale residential units appear to have been removed from the final draft of the project. The campus will be served by 883 structured parking spots and 57 surface parking for a total of 940 car parking spaces.

The Bailey is sited on an approximately five acre property in central Alpharetta, at 2650 Northwinds Parkway with direct access the AlphaLoop, Alpharetta’s answer to the BeltLine. With this approval, The Bailey will begin its next phase of development and construction. The developers have previously stated they wish to break ground in 2021, however an updated timeline has not been made available.
