Chicago Developer Plans 14-Story Office Project Near West Midtown’s Brickworks

Early plans call for a maximum building height of more than 200 feet

Sterling Bay has plans to develop a 14-story office building adjacent to Asana Partners‘ newly acquired Brickworks development in West Midtown, according to rezoning application documents filed with the city late last month.

The Chicago-based company is the applicant behind a rezoning request for 1026, 1050, and 1060 Marietta St. NW that could pave the way for a more than 200-foot-tall, 215,788-square-foot creative loft office space project at the southeast intersection of West Marietta, Marietta, and 8th Streets, plans show.

The site, which is owned by Asana Partners, currently holds single-story industrial buildings including one that has been occupied by car dealer Carvana at 1026 Marietta and another partially occupied one-story brick building at 1050 Marietta Street. Site plans for the proposed project indicate it would rise in place of the latter building.

The roughly 1.2-acre project site is just northwest of Asana Partners’ Brickworks development. The Charlotte, North Carolina-based real estate investment company acquired the West Midtown development for almost $80 million last year, the Atlanta Business Chronicle reported at the time.

Neither Sterling Bay nor Asana Partners immediately responded to request for comment on the submitted plans.

The project would hold seven stories of office space over six levels of above-grade parking, a ground floor with 12,000 square feet of sidewalk-level retail, and one level of below-grade parking. Plans call for 570 parking spaces.

  1. Seven88 better sell those east-facing units fast…
    Will be interested to see renderings on this – six levels of above grade parking doesn’t sound great but it can be done well. Hopefully this would also mean a complete re-do of the 8th/Brady/W Marietta St light intersection which is long ovedue.
