Building Permits Filed for Villas and Flats at Stone Hogan

The multifamily development will include nearly 450 senior and family-style housing units.

Earlier this month, building permits were filed by Zimmerman Properties with the City of Atlanta for the construction of the Flats and Villas at Stone Hogan. The permit scope includes constructing a multifamily residential development and parking structures on 13.5 acres, with the remaining nine acres devoted to a future townhome development.

According to plans drawn by David Baker Architects, the Flats at Stone Hogan will include the development of 256 family apartment units within three residential buildings and a standalone community center. Each residential building will be four stories tall, with Type V slab-on-grade construction. The buildings will have conditioned corridors, double-loaded, and two elevators per building for planning purposes. Parking will be provided in standalone garages adjacent to the residential.

Villas at Stone Hogan is the development of 192 senior apartment units in two buildings situated around a terraced courtyard. Both senior apartment buildings will be four stories tall, have Type V construction, and include at-grade community space on the ground floor. In addition, buildings are single-loaded with unconditioned corridor ‘porches’ that will extend resident living space. Units are a mix of 1 & 2-bedroom apartments. Parking will be provided in standalone garages across the street from the senior buildings.

In early 2021, Zimmerman Properties, Atlanta Housing, and TriStar Realty Investments were approved for $29.5 million in Tax-Exempt Loans from the Urban Residential Finance Authority for the new construction of the Flats at Stone Hogan, according to the Invest Atlanta website. The Flats will include 75 units at 50% Average Median Income (AMI), 78 units at 60% AMI, 75 units at 70% AMI, and 28 units at market rate.

According to City documents, a future townhome phase is planned, but not part of the submitted building permits.
