Redevelopment is expected to begin in the next few weeks, according to a recent announcement from Wellstar Health System, who owns the property in the Old Fourth Ward.
The Integral Group has been chosen to lead the redevelopment. Founded in 1993, Integral is an Atlanta-based real estate development and investment firm specializing in master-planned, mixed-use projects.
Leaders envision transforming the 22-acre campus into a mixed-use neighborhood with residential properties (including affordable housing), retail businesses, community and public green space, new street access, and health and wellbeing resources.
“We will work closely with the city to build on its revitalization plan and bring to life our shared vision of a thriving, healthy addition to the Old Fourth Ward,” Wellstar Health System President and CEO Candice L. Saunders said in a statement.
Integral is expected to develop a plan and gather feedback from neighbors and community stakeholders over the next few weeks. The project will take place in phases over several years. The goal is to apply for permits soon with the goal of starting demolition of certain structures in the first quarter of 2025, according to the announcement.
Demolition could be begin at the northwest corner of the site.
“At Integral, we believe that transforming a community requires more than just development. It requires a commitment to understanding and addressing the core needs of the people who live there,” Integral Group Chairman Egbert Perry said in a statement. “This project is a tremendous opportunity to create a lasting impact. It will honor the history of the area while shaping a vibrant, sustainable future.”
The hospital closed in 2022.

Why a doctor’s office facing the Beltline??? Nearby? Sure. But not facing the trail. Beltline-fronting spaces should be for dining/shopping/entertainment only in my opinion.
