The Simpson Organization (TSO) has completed Phase I of the redevelopment of Altmore, a 20-acre mixed-use community in Central Perimeter, and Phase II is now underway, according to a press release last week.

The redevelopment project is slated for completion in 2022.

Connected to the Medical Center MARTA station, the redevelopment project will add 230,000 square feet of Class-A office, five restaurants, and a hotel, all centered around an urban plaza.

Formerly known as Peachtree Dunwoody Pavilion, Altmore is located inside I-285 at 5775 Peachtree Dunwoody Road and includes three existing office buildings spanning 330,000 square feet.

As part of Phase I, TSO delivered a six-story parking deck with a direct pedestrian connection to the Medical Center MARTA station. The deck also features a 3,500 square-foot restaurant opportunity with a rooftop patio fronting Peachtree Dunwoody Road.

Connecting the mixed-use development is Altmore Avenue, a new interior road and multi-use trail for cars, bikes, and pedestrians. Also fronting Peachtree Dunwoody Road is a nine-story, 186-key Hyatt House hotel, which is now open.

“Central Perimeter has been waiting far too long for a highly accessible mixed-use destination that connects modern office, great dining, and active greenspace with public transit and enhanced walkability,” Gil Hearn, senior vice president at TSO, said in the release. “We’re taking the foundation that began 25 years ago with the construction of MARTA and transforming it into an amenitized, transit-oriented hub for the area, creating a true urban environment, unlike anything the market ever experienced.”

Now underway, Phase II of the project includes construction of a four-building restaurant village situated on the Central Plaza. Restaurants will range between 2,500 square feet to 8,000 square feet and feature al fresco dining, rooftop patios and unobstructed lake-front views. Retail leasing for the project is being handled by The Shopping Center Group.

Anchoring the mixed-use community will be Altmore Tower, a 230,000 square-foot, Class-A office building. CBRE Senior Vice President Kyle Kenyon, Executive Vice President Chris Port, and Associate Alex Port have been selected to lead office leasing for the project. Preleasing for the tower is actively underway.

Also as part of Phase II, the existing office buildings will undergo exterior enhancements. Upgrades to the office interiors, including fitness center, lobby, and common area renovations, are in progress. A third and final phase of the redevelopment includes the development of a parcel of land located adjacent to Altmore Tower.
