The Allen Morris Company this week concluded the acquisition of a 1.7-acre parcel of land in Atlanta’s West Midtown, at 1041 Howell Mill Road.
The $8.5 million acquisition will be home to Star Metals Offices, a 14-story, 222,000 square foot class ‘A’ tower with office space and ground floor retail, which will serve as the commercial component of the overall Star Metals Atlanta development, additionally comprised of 409 multifamily units across the street.
This latest acquisition adds to the total 4.75 acres Star Metals Atlanta site.
“We are very pleased to be taking another major step forward in the development of Star Metals Atlanta,” W. Allen Morris, Chairman, and CEO of The Allen Morris Company, said in a prepared statement Thursday.
“We are confident that this will be a truly innovative and transformative development for Atlanta and for West Midtown.”
The company expects to begin demolition of the site late-2018, with an anticipated completion of the office tower in spring 2020.
Leasing for the offices is managed by the Atlanta office of Jones Lang LaSalle (JLL), headed by Jeff Bellamy, managing director.
Star Metals Offices will offer approximately 185,000 rentable square feet of Class A LEED-certified office space, 30,000 square feet of high ceiling retail on the ground floor and a 7,000 square foot rooftop restaurant/bar.
The office amenities will include landscaped outdoor terraces, multiple tenant collaboration areas, and bike rack/shower facilities. The rooftop restaurant/bar will provide a “glass house” rooftop amenity with panoramic views of Buckhead, Midtown, and Downtown.
