The owner of property in the Bolton neighborhood and between Marietta Boulevard Chattahoochee Avenue NW has filed plans for a 576-unit multifamily project, according to a Special Administrative Permit application filed with the city of Atlanta earlier this month.

The project would rise on a roughly 7-acre site that includes 2164 Marietta Boulevard and 1703 Chattahoochee Avenue NW and consist of two buildings: one seven-story north building next to the intersection of MacArthur Boulevard and Chattahoochee Avenue, and one eight-story south building fronting Marietta Boulevard. Plans also call for about 19,000 square feet of nonresidential uses that includes ground-floor retail.
The owner and applicant behind the project is listed as Thierry Francois, founder of Atlanta-based Francois & Co., a company that manufactures home-improvement products.
The project site is just north of 1593 and 1595 Chattahoochee Ave. NW, a site AB Capital successfully got rezoned last year to allow for up to 660 units.
An Atlanta-based commercial real estate company, AB Capital was also the applicant behind the successful rezoning of the Francois-owned project site earlier this year from light industrial and mixed residential commercial to exclusively mixed residential commercial.
Neither Thierry Francois nor AB Capital responded to requests for comment.
Plans filed this month for the two buildings call for 28 studio units, 374 one-bedrooms, 169 two-bedrooms, and five three-bedrooms. The new development would provide parking structures within both buildings totaling a combined 886 automobile spaces and 70 bicycle spaces.
Architecture and design firm Lord Aeck Sargent is also involved in the development plans, according to the SAP application.
