Cocke Finkelstein Inc. (CFI), in a joint venture with Macauley + Schmit (MS) and Origin Capital Partners, Monday in a press release announced a partnership to develop a 283-unit, “Class A live-work community” adjacent to the Chamblee MARTA station.

Called The Olmsted Chamblee, the multifamily project will look and feel like “boutique hotel meets local coffee shop,” according to the release.

“We are creating a national brand with a local feel,” Brett Oliver, director of development for CFS, said in the release.

“Olmsted will truly be unconventional and each property will have an authentic personality and soul. This is something seen in chef-driven restaurants and boutique hotels but not in multifamily. Olmsted will change that by offering a completely unique environment, down to a clubroom that residents will actually want to use.”

The Olmsted will be the first multifamily project approved in Chamblee in nearly a decade and sits less than three miles from the GM plant redevelopment, the Centers for Disease Control (CDC), State Farm’s new headquarters and the Town Brookhaven mixed-use development.

The project is being led by Atlanta-based CFI, a full-service multifamily real estate services firm overseeing approximately 40,000 units. CFI’s property management subsidiary, CFLane, a multifamily community manager, will serve as property manager of The Olmsted. Niles Bolton Associates is the architect and interior designer and Resource Branding & Design is creating the branding and design.

The Olmsted Chamblee will comprise four buildings that surround a “Village Center.” This area is the heart of the development and will feature 11,000-square-feet of retail, including two restaurants with outdoor patios, and a leasing center that includes co-working space.

The name “Olmsted” is an homage to legendary landscape architect Frederick Law Olmsted, who, along with designing New York’s Central Park, influenced the design of Atlanta’s Druid Hills, Grant Park and Piedmont Park, the release notes.

The Olmsted Chamblee should open in 2016, according to the project’s website.
