The ingredients: empty real estate from an unprecedented number of restaurant and retail closures, unaffordable rent and an added “immune enhancer;” Smoothie King.

Without warning (sound familiar lately?) Smoothie King, located at 1001 Piedmont Ave next to Subway and Flying Biscuit, closed yesterday. The space has already been vacated from floor to ceiling.

Smoothie Kings lease was up for renewal and the rent, not negotiable, would have kept their bottom line in the red. No choice but to close, employees were relocated to the surrounding Smoothie King locations.

But the turmoil doesn’t end there. Sources at Subway restaurant next door claim that they are next to close. The Subway space is being shown today to a possible tenant. Their lease has also expired is up for renewal (change in lingo per request of leasing officer for Subway).

If this Subway closes, employees will be relocated to a Subway owned by the same franchisee that is currently under construction at Lindbergh in Buckhead.

  1. I went in that Smoothie King a couple of weeks ago and there was actually a sign on the counter saying it would be closing. Not totally out of the blue, at least.

  2. Wait – Flying Biscuit closes and you lead off with Smoothie King? There are a lot of Smoothie kings, there aren’t that many Flying Biscuits.

  3. That dose not surprize me at all there no parking there and the flyinf biscuted take up most of it

  4. The parking shouldn’t matter. There is enough pedestrian traffic and residential concentration in that area that it SHOULD be one of the few areas in Atlanta that doesn’t need a massive parking lot in order to be viable. At least in theory anyway. Apparently everything needs a big parking lot in this city.

  5. Subway is not closing and the lease did not expire. There is a new owner and new staff and now the location accepts credit and debit cards.

  6. I’ll miss Smoothie King but I do have a Vitamix Blender that I just got the other day. I guess I’ll just have to use that instead.
